GREATER AUCKLAND SURFACE SAMPLING PHOTOGRAPHS + MOISTURE READINGS WRITTEN REPORTING

When cleaning has not answered the question

Mould keeps returning. A tenant has raised a concern. You want more information before deciding what to do next. NZ Healthy Homes offers on-site mould surface sampling and reporting across Greater Auckland, with photographs, moisture readings and laboratory analysis to help you understand the findings.

What the service includes

Steve visits the property, discusses the problem and inspects the accessible areas within the agreed scope. He records observations, takes photographs and moisture readings, and collects agreed surface samples using a tape-lift method. Samples are sent to Hill Labs for analysis.

A report you can use

You receive an NZ Healthy Homes report together with the laboratory report. The property report brings together sample locations, photographs, moisture readings, observations, findings and appropriate recommendations. Steve can also talk you through the results and explain the limitations.

Understand what was sampled

Surface analysis can identify fungal structures in the material collected. Findings relate to the sampled locations and the conditions observed at the time of the visit. They do not establish the condition of every surface, identify all hidden moisture sources or determine whether an occupant’s symptoms were caused by mould.

A focused service with clear boundaries

This is a non-invasive surface sampling and reporting service. It does not include air sampling, opening walls, removing building materials, mould removal or remediation. Where the findings indicate further investigation or specialist work, the report can recommend an appropriate next step. It is not a medical assessment or a certificate that a property is mould-free or safe for every occupant.

Sampling after remediation

Follow-up surface sampling can be discussed after remediation. The sampling scope is agreed for the particular property and question. Results describe the surfaces sampled at that time, rather than certifying the whole building.

Arrange a visit

Send an enquiry with the property address, your contact details, a description of the concern and any relevant photographs. Steve will discuss whether sampling is appropriate, confirm the scope and price, and agree an appointment with you. Before the visit, arrange access to the agreed areas, secure pets and clear access hazards.

Service pricing

From $250 + GST

Includes one surface sample.

Additional samples: $95 + GST each.

Final scope, travel requirements and price are confirmed before the visit.

Your questions

Before you book

Do I need visible mould before enquiring?

No. Explain the concern and any history of dampness or recurring growth. Steve will discuss whether surface sampling is appropriate. The presence of spores alone does not establish a harmful condition.

Do you offer air testing?

No. This service uses surface samples. If your question requires an air assessment or a different investigation, discuss that before booking.

Can you tell whether black mould is dangerous?

Colour alone does not identify the mould or determine a person’s health risk. Surface sampling provides laboratory information about the material collected, alongside property observations. It does not diagnose health effects.

Do you remove mould?

No. NZ Healthy Homes provides sampling and reporting for this service, rather than remediation. Recommendations depend on the findings.

How many samples will I need?

The base service includes one sample. Additional sample locations are agreed according to the property, your concern and the inspection scope. Steve confirms the price before proceeding.

When will I receive the report?

Steve will confirm the expected laboratory and property-report timing when the booking is agreed. Delivery depends on receiving the laboratory results.

Can I book a time online?

Submit an enquiry through the website. Steve confirms the scope, access arrangements and appointment directly with you.
